£22,000 does not appear to be a very good wage considering the cost of local accommodation. Anyone with a family will lose at least half of that in renting locally in a 12 month period.
Perhaps there is accommodation as part of the deal?

I am sure many people will be very interested and the position soon filled. Not everyone in the South is on 75k PA.

When I temped as a groundsman most of the permanent staff did it for the love of the lifestyle rather than the pay packet alone. Does seem a bit low for a managerial position, though.
